01. Consultation & Property Review

We begin with a walkthrough of the home to evaluate layout, lighting, and overall presentation. During this step, we identify opportunities to enhance market appeal and provide initial recommendations based on the property and target buyer.


02. Staging Plan & Proposal

A tailored staging plan is developed outlining furniture placement, style direction, and scope of work. For vacant homes, this may include full furnishing layouts, while occupied homes focus on editing, rearranging, and enhancing existing elements.


03. Preparation & Coordination

We coordinate all staging logistics, including scheduling, inventory planning, and any pre-staging recommendations such as decluttering or minor updates to ensure the home is ready for installation.


04. Installation & Styling

Furniture, artwork, and accessories are installed and styled to create a welcoming, well-balanced environment. Each space is thoughtfully arranged to highlight key features and maximize buyer appeal.


05. Photography & Listing Readiness

The home is prepared for listing and photography, with final styling adjustments made to ensure it presents beautifully both in person and online.


06. Destaging & Wrap-Up

Once the property sells or the listing period concludes, all staging items are removed and the home is returned to its original condition. Any final details are handled to ensure a smooth wrap-up.

Do you stage both occupied and vacant homes?

Yes. We offer staging for occupied homes (using and editing existing furnishings) and vacant homes (full or partial furniture installation).

Will I need to remove my furniture?

Not always. We’ll advise what to keep, remove, or rearrange to improve flow and appeal. Many staging plans incorporate existing furnishings.

How long does staging stay in place?

Staging is typically set for an agreed-upon listing period, with extension options available if needed.

Do you coordinate with my realtor and photographer?

Yes. We can align timing with your agent and photographer and make final styling adjustments for listing photos.

What happens after the home sells?

We schedule removal of all staging items and return the home to its original condition.
